Tampa Florida Real Estate

 

 

 

Spanish explorer Ponce de Leon first arrived in the Tampa area in 1513, but the Spaniards focused their attention on settling eastern Florida and left the western real estate alone. In 1824, only two months after the arrival of the first American settler, four companies of the U.S. Army established Fort Brooke, the first Tampa real estate development.

Real estate development of the Tampa Bay region began after the territory became part of the United States in 1845. In spite of the blockade and Federal occupation during the Civil War, the area grew steadily. Henry B. Plant's 1884 railroad extension to the Hillsborough River provided access to new areas, and he built lavish hotels along his rail line to attract visitors.

The University of South Florida (USF) was established in 1956, sparking real estate development in northern Tampa and nearby Temple Terrace.The biggest real estate development of the city was the development of New Tampa that started in 1988 when the city annexed a 24-square mile (mostly rural) area between I-275 and I-75. Today, the district boasts over 22,000 inhabitants.

Tampa's climate is subtropical, with a threat of frost about once every 2-3 years. Highs usually stay between 65 and 95 °F (18 and 35 °C) year round, and lows rarely go below 32 °F (0 °C).

During 2006, the Tampa Bay area has experienced a significant change from a red hot sellers market (1 month inventory) into a more normal real estate market (6 month inventory) with some great opportunities for buyers and investors.

New construction continues to boom and home buyers have a large choice of options from waterfront to golf club, equestrian and urban communities.

Prices vary based on the size, amenities and location of the Tampa real estate property, but most are in the $223,900 to $229,500 range, and the state median price is $248,400. There are also some Fractional Ownership opportunities in the Tampa area that are becoming very hot.

  • Cory Lake Isles New Tampa is located in New Tampa and has two entrances -- one at East Fletcher Avenue/Morris Bridge Road and another at Cross Creek Boulevard. This New Tampa community has been developed along the 10-mile shoreline of Tampa's largest lake, Cory Lake, and adjoins 17,000 acres of protected woodland. The 6,000-square-foot Beach Club sits on white sand and offers tennis, volleyball, a playground, canoeing, boat docks and more.

  • Meadow Pointe / Meadow Point is a quiet community designed around a "village" concept, and it’s close to major employment opportunities, cultural events, shopping, restaurants, health care & hospitals and small business centers. Located between I-275 and Bruce B. Downs Boulevard in Pasco County, Meadow Pointe community is nestled just over the Hillsborough county line in southern Pasco County. Meadow Pointe offers several site and floor plans of single family two to four bedroom homes and townhomes ranging in all price ranges.
  • Carrollwood is a planned upscale community located north of Tampa. Schools are among the best with several colleges and universities within 15 minutes drive. The surrounding communities of Carrollwood offer plenty of recreational activities including golf, fishing, skiing, and beach access to many number of lakes. Close proximity to airport, shopping, and recreation is why homes in this Tampa community are very much in demand.
  • Bayshore/ Harbour Island is between Hillsborough Bay and Tampa's colorful mansions, this strip entices outdoor enthusiasts, from rollerbladers and runners to bikers and powerwalkers pushing strollers. Even four-legged friends appreciate breathtaking views of the city from sunrise until after dark. Detour to side streets for a glass of wine at some of the city's trendiest and tastiest restaurants.
